DZ Junk Hawlers LLC – Service Agreement

What We Do

We provide legal, licensed-exempt exterior property services in Jacksonville and surrounding areas. Our services include:

Junk Removal & Haul-Offs
Lawn Maintenance & Beautification
Pressure Washing & Soft Washing
Mulch/Rock Installs, Flower Beds, Trimming
Tree & Limb Trimming (up to 15 ft)
Light Fence Repairs & Curb Appeal Projects
Real Estate Prep & Move-Out Cleanups
Gutter Cleaning (when accessible)
Equipment Coordination (e.g., dumpsters, stump grinders)

We do not offer HVAC, plumbing, electrical, pesticide/herbicide treatment, interior cleaning, or anything that requires a Florida contractor’s license.

Job Quoting & Approval

All services are quoted per job based on visible conditions, labor, access, and disposal needs.
Quotes are valid for 7 days. Final price is confirmed after on-site assessment.
No job will proceed without written or text confirmation from the client.

Payments

Homeowners: Payment is due at job completion.
Property Managers/Realtors: Net 30 terms may be offered on approval.
Card on File: We may require a stored card for convenience and billing security.

All invoices will be sent by text or email. Late payments may incur a fee.

Reschedules & Cancellations

We request at least 24 hours' notice for cancellations or schedule changes.
Frequent last-minute cancellations or no-shows may result in refusal of future service.
DZ Junk Hawlers LLC reserves the right to reschedule due to severe weather or unsafe conditions.

Hazardous Materials & Exclusions

We do not remove:

Asbestos, oil, paint, chemicals, biohazards, or animal waste
Structural materials that require permits
Anything that poses safety or environmental risks under Florida law

Clients must disclose any known hazards before we begin work. Unsafe conditions may result in service refusal.

Photo & Documentation Policy

We take before-and-after photos of every job for:

Internal documentation
Service verification
Marketing use (no personal info shared)

If you'd like to opt out of marketing use, please let us know in writing before service begins.

Junk Ownership Policy

Unless stated otherwise in writing, all removed junk becomes the property of DZ Junk Hawlers LLC.
Sensitive documents (e.g., tax returns, ID, hard drives) will be returned or destroyed responsibly.

Client Responsibilities

You agree to:

Provide accurate job details
Ensure access (gates, parking, pets secured)
Notify us of known hazards or underground utilities
Mark utilities before digging or exterior installs

We are not responsible for delays or damage due to unmarked hazards or unsafe site conditions.

Equipment & Dumpsters

If your job requires specialized equipment (e.g., skid steers, dumpsters):

You may supply it, or we can coordinate rental
We charge a coordination fee (typically $100–$300) when booking equipment on your behalf — depending on distance, time, and complexity. All fees are quoted clearly in advance.
Rental costs must be paid by you in advance
We do not profit from rentals and are not responsible for third-party vendor delays.

Work Completion & Disputes

Jobs are considered complete when services are rendered and invoiced.
If you have concerns, notify us within 5 business days.
Refunds or rework are provided at our discretion based on the job scope and documented photos.

Liability

We are not responsible for:

Pre-existing damage or site conditions
Client-provided materials
Issues caused by third-party vendors (dumpsters, rentals, etc.)
Damage to unmarked utilities or hidden hazards

Our total liability is limited to the amount paid for services within the last 6 months.

Legal & Governing Law

This agreement is governed by the laws of the State of Florida.
Any disputes will be handled through mediation, and if needed, binding arbitration in Duval County.
